You have a budget, three cities to pick from and a dozen brokers who all say their sector is the next big thing. So which location is actually the best to buy a flat in Tricity?
The honest answer depends on who you are. A family that wants schools and hospitals nearby needs a different sector than an investor chasing growth. In this guide, we compare Mohali, Zirakpur, New Chandigarh, Kharar, Panchkula and Chandigarh on price, connectivity, growth and risk, so you can match a location to your own goal.
This guide uses the latest data from the RBI, a Knight Frank–CII report, GMADA auctions and The Tribune's reporting. Where a number is old or only a plan, we say so.
Chandigarh is a planned city with very little land left to build on. So growth has moved outward to Mohali, Panchkula and Zirakpur.
The numbers back this up. A joint CII and Knight Frank report released in September 2026 found that residential prices in the Chandigarh Tricity rose 63% between 2021 and 2026. The top eight metros rose 42% over the same period. Over ten years, the Tricity grew at about 8% a year against 4% for the top metros. The same report puts current Tricity prices at about ₹7,500 to ₹10,500 per sq ft.
Land auctions show strong demand too. GMADA's e-auctions between January and March 2026 raised about ₹3,137 crore. They sold 37 of 42 sites, at 55.4% above the combined reserve price.
More supply is planned. Punjab has outlined plans to acquire 11,103 acres across Greater Mohali and New Chandigarhfor seven townships, three Aerotropolis pockets near the airport and a new commercial centre in Sector 87. These are plans, not finished projects, so treat them as potential.
Two cautions are worth knowing:
Chandigarh's big RBI number is partly administrative.The RBI's housing price index for April to June 2026 showed Chandigarh with a 49.6% rise, the strongest of the cities listed. The report credits a collector-rate revision from 1 April 2026 and limited new land. Do not read it as pure market growth.
Fewer people are buying, at higher prices. Property registrations in Chandigarh fell 39% to 7,311 in FY 2025-26. Stamp duty collections still rose 41% to ₹348.23 crore.
Prices differ a lot by sector and project. The figures below are the latest we could verify, with the data date shown. Always check current rates before you decide.

A July 2026 report on what ₹1 crore buys in Mohaligives clear examples: about a 1,093 sq ft 2 BHK in Aerocity, a 980 sq ft 2 BHK in Sector 82 or a 1,204 sq ft 3 BHK in Sector 99. It adds that over 60% of Tricity home sales now exceed ₹1 crore. As Tejpreet Gill, MD of Gillco Group told the paper, "The Rs 1–1.5 crore segment is witnessing the strongest demand.”

Mohali is where most Tricity buyers end up and for good reason. It has jobs, schools, hospitals and a steady supply of new projects. Acquire Estate's own price analysis notes the IT City, Aerocity, the Indian School of Business and hospitals such as Fortis and Max. These sectors have roads, markets and social infrastructure in place. Sector 82 (JLPL) averages about ₹10,203 per sq ft and Sector 99 about ₹8,300. Both rose quarter on quarter in 2026, by 3.86% and 2.05%.
Best for: families and end-users who want to move in soon.
This belt sits close to the Chandigarh airport and the IT hub. It is Mohali's premium growth corridor. Aerocity averages about ₹9,153 per sq ft, up 7% in a quarter. It also benefits most from the Aerotropolis pockets Punjab plans to expand.
Best for: investors and buyers with a longer horizon.
Buyers priced out of core Mohali are looking here. Prices are generally below Mohali's core sectors, but the commute to Mohali offices is longer. We could not find a recent price figure from a high-authority source, so compare live rates for each project before you decide.
Best for: first-time buyers and budget-conscious families.

Zirakpur sits on the Chandigarh-Ambala highway and works for people who commute to Chandigarh, Mohali or Panchkula. A January 2025 report found that 3 BHK flats there, which cost about ₹50 to ₹60 lakh during Covid, now go above ₹1 crore in premium projects. Prices rose about 60% in five years. Our own Zirakpur price analysis puts the average flat, across sizes, near ₹49 lakh, up 5.4% over 12 months.
The main risk is traffic. Local reporting on Zirakpur's revivalnotes that congestion is a concern a future metro is expected to ease. Visit at peak hours before you buy.
New Chandigarh is a planned township belt in Mohali district. It is central to Punjab's new township plans, including Eco City-3 on 716 acres. Acquire Estate reports that some early buyers in its best projects saw 40 to 55% gains on booking value over about three years. Past gains do not guarantee future ones.
Best for: budget buyers and medium-term investors.

Panchkula sits at the foot of the Shivalik hills and feels calmer than Mohali. A September 2024 report found apartment prices of about ₹10,000 per sq ft in Sectors 20 and 21, with prices almost doubling after Covid. Demand comes from defence personnel, doctors, professionals and NRIs who want lower-density living. One local consultant said: “Prices in some parts are almost at par with Chandigarh despite restricted road access.” That report is from September 2024, so check current rates.
One cost change matters here. Haryana raised collector rates by up to 75% from 1 April 2026, with residential rates in Panchkula tehsil rising 25 to 75%. Collector rates set the minimum value for registration, so stamp duty and fees can go up. Projects here are registered with Haryana's regulator, so check the project's RERA registration.
Best for: government employees, professionals and families who want a peaceful setting.

Chandigarh itself is the most expensive and the most stable market. A 2 BHK in a Sector 63 Chandigarh Housing Board scheme went for ₹1.92 crore at a recent auction and a standard 2 BHK rents for about ₹28,000 to ₹35,000 a month. Supply is limited, so resale values hold well. If you want the address and can pay for it, this is the safest choice. If you want more space for your money, look at Mohali.
If you are buying to rent out, be realistic. Take the Chandigarh figures above. A ₹1.92 crore flat renting at ₹28,000 to ₹35,000 a month gives a gross yield of roughly 1.8% to 2.2%. That is our own rough calculation, not a published yield. Rents rarely track fast price growth, so most of your return comes from price appreciation over time.
Many buyers ask whether the planned metro will lift prices. The plan has changed several times. In September 2024, the UT Administrator asked officials to examine the financial viability of the project, which then covered about 154.5 km in two phases.
In January 2026, he said the project was under review. He said a metro limited to Chandigarh or the Tricity would not be viable unless it connected to cities such as Ambala and Rajpura. He also said digging up the whole city was not feasible and floated high-frequency buses as an alternative.
Our advice: Treat the metro as a possible bonus, not the reason to buy. Choose a location that works today.

Conclusion
The best location to buy a flat in Tricity is the one that fits your goal and budget. Choose Mohali's established sectors for a balanced home, Aerocity and IT City for growth, Zirakpur, Kharar or New Chandigarh for value and Panchkula for peace. Choose Chandigarh if you want the address and can afford it.
Whatever you pick, verify RERA registration, visit at peak hours and compare at least three projects. Do not rely only on future promises such as the metro.
